How My Place Hotels Makes Small-Market Hotel Development Work

Rising hotel development costs continue challenging owners and investors, especially in smaller markets where traditional hotel projects struggle to pencil out. My Place Hotels offers an interesting advantage: a 63-room extended-stay hotel that fits on just 1.25 acres.

At the September My Place Hotels of America conference, No Vacancy News host Glenn Haussman caught up with Matt Campbell, COO of My Place Hotels of America, about the company’s development strategy, expanding national footprint and decision to bring back Trend Hotels by My Place.

The company’s smaller development footprint and efficient extended-stay operating model open opportunities in markets where larger hotel projects face tougher economics. Meanwhile, Trend Hotels gives owners another option for converting existing properties.

Matt also shares some impressive growth figures, including a 75% increase in the company’s loyalty program since its previous conference and a hotel footprint that now stretches from Alaska to Florida.

My Place’s approach raises an interesting question about hotel development economics: How does a smaller footprint change the opportunities available to owners in markets where traditional projects struggle financially? Hear Matt’s perspective on the flexibility, operating efficiencies and growth potential behind the company’s strategy.

Glenn: [00:00:00] Hey, everybody. It’s your hospitality friend Glenn here with Matt Campbell, COO of My Place Hotels of America where I am at their every other year conference. I don’t know if that’s biannual, semi-annual. I don’t know how that how that.

Matt: [00:00:12] You know, we find a time to make it work. Yeah. It’s the right amount of time.

Glenn: [00:00:14] You know what? I really like that these events are shifting to every other year for a lot of companies. It just makes life a lot easier. Every year all you’re doing is, you know, blah, blah, blah, work, work, work on the event. But one thing that you are doing is you’re bringing back trend hotels by my place, which I think is so cool, Matt, because it really plays into the conversion market that’s happening out there.

Matt: [00:00:35] It really does. And it’s a great time to launch it. It’s a flexible product. We understand there’s some need in the industry, the field that it needs to be for the owners. And so we’re excited to rerelease Trend Hotels this week and share it with everybody.

Glenn: [00:00:48] That’s pretty good. So overall, how are you feeling about the the conference? What’s the overall theme over here and how do you see the future of my Place hotels and answer all that within 30s?

Matt: [00:00:58] You know, you can feel it in the conversations we’ve had with everybody here. The word growth really sticks in my mind. We’re hearing that in so many different spots. It’s great to have all of our partners here to talk about the systems that we’ve expanded over this past year. We’re seeing the change. I mean, as an example, you don’t know this, but our loyalty program since the last conference has grown 75%.

Glenn: [00:01:17] Wow.

Matt: [00:01:17] And a lot of that is driven from some of the tools and technologies that we’ve pushed forward at the property level and gives these operators a better opportunity to convert those guests, which really is driving that.

Glenn: [00:01:25] And I will also say not to take away from that, but also to say you are the brand is really coming into its own now, like I told you the other day. You’ve got higher customer recognition, I’m sure of the brand. You’re opening up so many more properties. So I think that’s a natural expansion and evolution of where you’re going as you become more major company.

Matt: [00:01:44] Absolutely. I mean, our footprint is grown all the way from Alaska down to Florida this year. And so really get that footprint spread out.

Glenn: [00:01:50] How does that how does that pipeline looking for you guys?

Matt: [00:01:52] Pipelines. Great. I mean, it’s a, it’s a can be a challenging market. But again, with the my place product and now trend, we’re providing that flexible product that’s really going to fit any market.

Glenn: [00:02:00] Well. Also as, as we’ve talked about before, you’re able to go into places where other brands are not necessarily going as well. And I think that gives you an edge and opens you up to a lot more potential owners than other companies might have access to.

Matt: [00:02:13] Absolutely. You’re going to hear it throughout this week. Our ability to put our product on a small one acre quarter, one and a quarter acre lot really makes a difference.

Glenn: [00:02:20] How many rooms is that?

Matt: [00:02:20] 63.

Glenn: [00:02:21] Right. And then with the fundamentals of the financials, with fewer full time employees, longer stays and all that stuff, it’s really able to pencil out where I think traditional select service hotels wouldn’t necessarily work in those kind of markets.

Matt: [00:02:33] That’s exactly it. You got to find that efficiency. And with this extended stay product, that’s exactly what it’s designed to do.

Glenn: [00:02:38] All right. What are you most excited about going forward into the future until we’re back here together in 2028?

Matt: [00:02:44] I’m excited to see the continued growth of our partners and friends coming in here. I mean, we’ve expanded our leadership team so much to provide that support to our franchisees, and that is the buzz around the convention space this week.

Glenn: [00:02:54] Yeah, I love it. Well, I have lots of fun continuing to grow and getting through all those exciting growing pains over there.

Matt: [00:03:00] Thanks for.

Glenn: [00:03:01] Having me. Awesome. And thank you for watching. Please like, share, subscribe, all that kind of good stuff. He’s Matt. I’m Glenn. You’re awesome. Bye, everybody.
